Why it is a separate scope

Contents and structure are two different claims.

They get adjusted separately, they get paid separately, and mixing them is how homeowners end up short on both.

Your policy treats the building and what is inside it as different coverages. If contents work is buried inside the structural estimate, or never itemized at all, the contents side gets settled on somebody's rough memory of what was in the room.

So we inventory. Room by room, photographed, listed, condition noted, and kept as a separate record from the building scope. What is cleanable gets cleaned. What is not gets documented as a loss with evidence attached rather than an argument.

Practically, it also unblocks the job. Drying equipment and demolition need an empty room. Getting contents out early is usually the difference between a week of progress and a week of moving furniture from wall to wall.

What we handle

What a pack-out actually involves.

Photo inventory

Room-by-room listing with photos and condition notes before anything is boxed, so nothing depends on recollection later.

Packing and protection

Proper materials, furniture wrapped and padded, fragile items packed separately, boxes labeled to the room they came from.

Off-site storage

Secure storage for the duration of the repair, so the work area is clear and your belongings are not living under plastic in the garage.

Cleaning where cleanable

Soot, smoke and water-affected items cleaned by method appropriate to the material — and honestly flagged when cleaning is not realistic.

Non-salvageable documentation

Items that cannot be saved listed with photos and condition detail, kept as a separate contents record for your adjuster.

Return and placement

Brought back once the room is genuinely finished, unpacked and placed — not dropped in the middle of the floor in boxes.

How it runs

Out, stored, cleaned, back.

Walk the rooms with you

You tell us what matters most and what you want kept accessible. High-value and sentimental items get handled separately and noted.

Inventory, then pack

Photographed and listed first, packed second. The inventory is the record the contents claim runs on.

Store while we work

Contents stay in secure storage while mitigation, abatement and reconstruction run in a clear, empty work area.

Return at completion

Delivered back and placed after final cleaning, so you walk into a finished room rather than a staging area.

Need the room emptied to start work?

We can inventory and pack out while mitigation is running, so drying and demolition are not waiting on furniture.

Common questions

Pack-out questions we get asked most.

Is pack-out covered by insurance?

It commonly is, when the contents have to be moved to complete a covered repair. It is documented and billed as its own scope, which is exactly why the inventory matters.

Can I keep some things at home?

Yes. We work out what stays with you before we start — daily necessities, documents, medication, anything irreplaceable. That gets noted on the inventory.

What happens to things that cannot be cleaned?

They are documented with photos and condition notes and listed as non-salvageable on the contents record, so your adjuster has evidence rather than a claim of memory.

How long will my things be in storage?

As long as the repair takes. We give you a schedule up front and update it, and we do not deliver back until the space is actually ready.

Do you move everything, or just the damaged rooms?

Whatever the work requires. Sometimes it is one room, sometimes the whole house for a large fire. The scope is agreed before anyone starts boxing.
