Completed home addition with a full covered porch in Lexington County, SC
Home additions & bump-outs

More house, without moving.

Room additions, primary suites, sunrooms, garage conversions and second-story work across the Midlands — engineered, permitted and tied into the existing house so it does not look added on.

Where additions go wrong

The connection to the old house is the whole job.

Anyone can frame a box. Making it share a foundation, a roof and a wall with a house built forty years ago is the part that separates contractors.

Additions fail at the seams. A foundation that settles at a different rate than the original, a roof valley that dumps water against the existing wall, a floor that steps a half inch at the doorway, HVAC that cannot carry the extra load. None of that shows up in a rendering.

So we start at the boring end: soil and footing, how the new roof plane meets the old one, where the load actually goes, whether the existing panel and equipment can carry it, and what setbacks and zoning allow on your lot. Then we draw and price it.

We are also a restoration company, which means we spend our week opening up walls in houses this age. We know what is behind them before we cut.

What we build

Additions we do most.

Room additions

Family room, bedroom, office or den additions on a new foundation, tied into the existing roof and finished to match inside and out.

Primary suite additions

Bedroom plus bath, with the plumbing routed and the structure planned rather than improvised into the nearest wall.

Bump-outs

Small footprint, large effect — a few feet of kitchen, dining or bath gained without the cost of a full addition.

Garage conversions

Insulation, floor build-up, egress, HVAC and finishes to turn a garage into conditioned living space that passes inspection.

Sunrooms and screened rooms

Three-season and conditioned rooms, plus screened porch conversions when what you really wanted was to sit outside.

Second-story and dormers

Where the lot will not allow spreading out. Engineered for load path, with the existing structure evaluated first.

How it runs

Four steps, no surprises.

Site and structure walk

We look at the lot, the foundation, the roof and the panel before we talk about layout, and tell you what is realistic.

Design and engineering

Drawings and engineering where the span or the load requires it, plus zoning and setback confirmation with the local authority.

Permits and a written price

Line-by-line scope and price before demolition. Allowances shown as allowances so you know which numbers can still move.

Build and tie in

Foundation, framing, dry-in, mechanicals, finishes — with the connection details to the existing house done properly, not patched.

Thinking about adding on?

We will walk the site, tell you what the lot and the structure will actually allow, and put a real number on it before you commit to drawings.

Common questions

Addition questions we get asked most.

How long does an addition take?

Most residential additions run a few months on site once permits are in hand, and the design and permitting stage before that is often just as long. We give you both halves of that timeline up front.

Do I need architectural drawings?

Usually yes, and engineering wherever load path or spans are involved. Permit offices in the Midlands generally want stamped plans for anything structural.

Can you match my existing siding and roof?

We match as closely as the product still allows. Discontinued profiles and weathered color are real limits, and we will tell you honestly where a seam will show rather than promise an invisible match.

Is it cheaper to add on or to finish existing space?

Almost always cheaper to finish or convert existing space — a garage, an attic, a screened porch — because the foundation and roof already exist. We will price both if it is a real choice.

Will my HVAC handle the extra square footage?

Often not without changes. We check the existing equipment and duct capacity as part of the scope instead of discovering it the first hot week after completion.
