What you are really buying

A kitchen quote is only useful if it is specific.

Two contractors can quote the same kitchen twenty thousand dollars apart and both be telling the truth — because one included the electrical the new island needs and the other did not.

Our estimates are written the way an insurance scope is written: every line itemized, every quantity measured, so you can see what is included and compare us honestly against anyone else. If something is excluded, it says so.

Scope

What a kitchen project with us covers.

Layout and walls

Removing a wall to open the kitchen to the living space, relocating a doorway, or building the island you cannot fit today. Structural changes are engineered and permitted, not improvised.

Cabinets and countertops

Stock, semi-custom and custom cabinetry, quartz, granite and solid surface tops, templated and installed after the boxes are set and level.

Plumbing and electrical

Sink and appliance relocations, dedicated circuits, under-cabinet and recessed lighting, and the panel work if the house needs it.

Tile, floors and paint

Backsplashes, flooring that runs correctly into adjoining rooms, subfloor repairs where we find them, trim and paint.

Appliances

Set and connected, with the cabinet openings sized to the actual models you bought rather than a generic allowance.

The clean finish

Punch list walkthrough, touch-ups, and the site left clean at the end of every day — not just at the end of the job.

Budget

What actually moves the number.

DecisionEffect on costWorth knowing
Keeping the existing layoutLowestNo plumbing or electrical relocation, no structural work. The single biggest saving available.
Moving the sink or rangeModerateDrain lines and venting drive this more than the supply lines do.
Removing a wallModerate to highDepends entirely on whether it is load bearing. We find out before quoting, not during demolition.
Cabinet gradeOften the largest single lineStock to custom is a wide range. Lead time matters as much as price.
Countertop materialModerateSlab layout and edge profile change the number more than most people expect.
What is behind the wallsVariableOlder Midlands homes hide failed plumbing and undersized wiring. We look first and price it openly.

We do not publish package prices, because a kitchen priced without seeing the kitchen is a number designed to get in the door. Yours gets measured.

Common questions

Kitchen remodeling questions.

How long will my kitchen be out of use?

For a typical remodel, expect several weeks of limited use, with the heaviest disruption in the demolition and cabinet-set phases. Cabinet and countertop lead times usually set the schedule, which is why we order early and give you a real calendar up front.

Can you remove the wall between my kitchen and living room?

Often yes. First we determine whether it is load bearing and what is running through it. If it carries load, the beam is engineered and permitted, and that cost is in the estimate before you commit.

Do you supply the cabinets, or do I?

Either. Most homeowners have us supply them so one company owns the measurements and any warranty issue. If you have already bought cabinets, we will install them and tell you honestly what fits.

Do I need a permit for a kitchen remodel?

Cosmetic replacement often does not, but moving plumbing, altering electrical or changing structure generally does. We confirm with your local building authority and pull what is required.

What if the countertop template does not match the cabinets?

It should not happen, because we template after the boxes are installed and levelled rather than from a drawing. That sequence is deliberate.
