Cedar timber gable porch with railings and stairs on a bungalow in the Midlands of South Carolina
Decks & porches · Midlands, SC

Decks and porches built for South Carolina weather.

The part that matters most

The boards are the cheap half of a deck.

What holds a deck up is the ledger connection to the house, the footings, the joist hangers and the flashing. That is where old decks fail, and it is invisible once the decking is down.

Our humidity and afternoon storms are hard on outdoor framing, and we see the results on restoration calls — decks pulling away from the wall, rot behind the ledger board, footings that were never deep enough. So we price the structure honestly instead of quoting a pretty surface over a tired frame.

Scope

What we build outside.

New decks

Designed to your yard and your door height, with footings, framing, flashing and rails done to code and inspected where the county requires it.

Screened porches

Screened rooms and porch enclosures with a proper roof structure — the upgrade people use most once it is built.

Covered porches and roof extensions

Tying a new roof into the existing one correctly, so the addition does not become the place the house leaks.

Board and rail replacement

Re-decking over sound framing in composite or pressure-treated, plus code-compliant rails and stair rebuilds.

Structural repairs

Ledger and flashing corrections, footing and post repairs, joist and hanger replacement on decks that are no longer safe.

Storm and tree damage

If a tree came down on it, we can handle the repair and the insurance documentation together.

Find out whether your deck needs boards or a rebuild.

We look at the framing, the ledger and the footings before quoting — so you are not paying for new decking on a frame that is failing.

Common questions

Deck and porch questions.

Do I need a permit to build a deck?

In most Midlands jurisdictions a new deck above a certain height requires a permit and inspection, and attaching to the house almost always does. We confirm with your city or county and pull what is required.

Can my old deck be resurfaced instead of replaced?

Sometimes. If the footings, posts, joists and ledger connection are sound, re-decking is a real option and a big saving. We check the structure first and tell you which one you actually have.

How long does a deck take to build?

Many decks are a matter of days to a couple of weeks once materials are on site. Inspections and material lead times, particularly for specific composite colors, usually set the date more than the build does.

Is a screened porch better than an open deck?

It costs more, and it is the single upgrade homeowners here tell us they are most glad they paid for — mosquitoes and August afternoons being what they are. An open deck is easier to add a roof to later if it is framed with that in mind.

What causes decks to pull away from the house?

Almost always the ledger connection: wrong fasteners, or no flashing, so water sits against the band board and rots it from behind. It is the first thing we look at, and it is a safety issue rather than a cosmetic one.
