Working in Irmo

Local means the permit office, not a slogan.

Irmo is in Lexington County (extending into Richland County), about 11 miles — 15 minutes from our shop on Leaphart Road in West Columbia.

Permits: Inside town limits you need a zoning permit from Town Hall first; building permits and inspections are then handled by the town's third-party provider, regardless of which county you are in. Getting that order right is the difference between starting on schedule and losing two weeks before anybody picks up a tool.

We work Irmo every week, so we know which office to call and how long the inspection queue actually runs. We work all over town — Friarsgate and Murraywood — and the older streets and the newer subdivisions are genuinely different jobs.

What we handle

What we build.

New decks

Pressure-treated framing with composite or wood decking, sized and laid out for how you actually use the space — not just the biggest rectangle that fits.

Screened and covered porches

Roof tie-ins detailed and flashed properly, screen systems that survive Midlands summers, and ceilings finished rather than left as framing.

Deck rebuilds and repairs

Failed ledger connections, rotted band boards, undersized footings and railings that do not meet code. This is the most common call we get on decks.

Rails, stairs and lighting

Code-height rails with correct baluster spacing, stairs built to consistent rise and run, and low-voltage lighting run before the decking goes down.

Irmo houses

What we expect to find here.

Roughly 80% of Irmo's structures were built between 1970 and 1989, with the big subdivisions dating to the 1960s and 70s. Expect original tubs, single-pane windows and kitchens on their first or second layout.

That matters on a deck, because the age of the house decides what the band board and the original ledger detail look like once we open it up.

How it runs

How a deck actually runs.

We look at where it attaches

The ledger connection and the band board is where decks fail. We open it up and look before quoting a rebuild.

Permit and layout

Drawn, submitted and inspected. Footing size and depth come from the load and the soil, not from what the last builder did.

Footings, frame and flashing

Footings inspected before pour, frame built and the ledger flashed so water leaves the house instead of sitting in it.

Deck, rails and finish

Decking laid, rails set, stairs built, and the site cleaned up properly.

Common questions

Decks and Porches in Irmo — what we get asked.

Do you actually work in Irmo?

Yes — every week. We are about 11 miles — 15 minutes from Irmo, based on Leaphart Road in West Columbia, and Irmo is inside our core service area rather than the edge of it.

Who issues the permit in Irmo?

Inside town limits you need a zoning permit from Town Hall first; building permits and inspections are then handled by the town's third-party provider, regardless of which county you are in.

Do I need a permit for a deck?

Almost always, and the inspection on the footings is the one that matters. We pull it and schedule the inspections as part of the job.

Composite or wood?

Composite costs more up front and almost nothing after. Pressure-treated costs less and needs cleaning and sealing every couple of years. The framing underneath is pressure-treated either way, and it is built the same.

My deck feels bouncy. Is that dangerous?

It can be. Bounce usually means undersized or overspanned joists, but the actual danger is at the ledger — a deck that pulls away from the house comes down all at once. Get it looked at.
