The Midlands, and a good way past it.
We are based on Leaphart Road in West Columbia and work Richland and Lexington counties every day. For larger projects and program work we travel — generally anywhere within about an hour and a half of the shop.
Local is not a slogan here. It is a permit office.
Every town in the Midlands handles permits differently, and it changes your schedule more than most homeowners expect.
Some municipalities issue their own building permits. Some hand it to a third-party provider. In parts of Lexington County the county building code applies inside town limits, but you still need a zoning permit from Town Hall first. Getting that order wrong is how a project loses two weeks before anybody picks up a tool.
The housing stock varies just as much. Cayce and Forest Acres are full of mid-century homes where we expect original wiring, cast iron drains and vinyl flooring that has to be tested before demolition. Newer Northeast Columbia and Chapin subdivisions have different problems — builder-grade framing details, drainage and grading, and moisture in crawl spaces.
We work these jurisdictions every week, so we know which office to call and what your specific street tends to hide.
Lexington County
West Columbia
Our own city — the Avenues, New Brookland, Triangle City and the newer subdivisions off Sunset and Leaphart. Building permits are issued by the City of West Columbia.
Cayce
More than half of Cayce's housing was built between 1950 and 1979, which is why we see so much cast iron, original wiring and asbestos flooring here. Permits through the City of Cayce.
Lexington
The county seat, and a lot of our remodeling work — the growth corridor out toward Lake Murray. Permits through the Town of Lexington.
Irmo
Friarsgate and the Rawls Creek and Kinley Creek drainage areas, where the 2015 event caused real flooding. Town zoning permit first, then building permits through the town's third-party provider.
Chapin
Lake Murray side, with a mix of older lake houses and new construction. Confirm whether the town or the county issues your permit before planning a schedule.
Batesburg-Leesville
Western Lexington County, with permits issued by the town's own building official.
Gilbert & Swansea
Small towns where the county building code applies inside town limits, with a zoning permit from Town Hall first.
Richland County
Columbia
Everything from Shandon and the older in-town neighborhoods to the newer Northeast subdivisions. Permits through the City of Columbia.
Forest Acres
Established mid-century housing stock, which means older wiring, plaster and flooring under flooring.
Blythewood
The northern Richland growth corridor, including the newer developments off I-77.
Unincorporated Richland
Permits through Richland County rather than a municipality, which changes the process and the timeline.
Further out
Kershaw County
Camden and Elgin — Elgin is about 22 miles northeast of downtown Columbia and well inside our normal range.
Newberry County
The City of Newberry issues its own permits; the county handles unincorporated areas.

Regular work, especially on program and insurance assignments.
